Pre-Purchase Inspections

A pre-purchase home inspection is a visual examination of the readily-accessible areas of your home to provide an accurate evaluation of your home’s condition. Manufactured Home Foundation Certifications

Foundation CertificationsIf you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer’s foundation certification is required that states that the home is placed on a permanent foundation that complies with the “HUD Permament Foundation Guide for Manufatured Homes”, dated 1996 by the US Department of Housing and Urban Development (HUD).

Wind Mitigation Inspections

Wind Mitigation helps limit the amount of wind damage inflicted on a home. Many insurance companies offer homeowners premium discounts and rebates for implementing specific enhancements to protect their homes. If you’ve already made certain improvements, a Wind Mitigation Inspection can provide the verification you need to receive credits, discounts or rebates on your homeowner’s insurance.

Annual Home Maintenance Inspections

Annual Home Maintenance Inspections allow you to find small problems before they become BIG ones. It will identify minor repairs that could save you money on a big repair in the future. Annual Home Maintenance Inspections also provide you with a detailed and comprehensive understanding of the current condition of your home and if you ever do decide to sell your home, you will be aware of any issues that may slow down the process.

New Construction (11th month Builder Warranty) Inspections

Do not let the “new” trick you. A 11th month New Construction Builder Warranty Home Inspections help you to identify any issues that may be covered under the builders “1-year Home Warranty”. This in turn would save you the cost of a repair that is covered by the builder. And even if we do not find any major issues, a new construction inspection provides you with a detailed look at your new property.

Home Check Services
  • Exterior Inspection: Ensure that all entrances are secure; visually check for evidence of forced entry, vandalism, theft or damage; check exterior faucets and hoses for leaks; remove newspapers, flyers, packages, mail, and other evidence of non-occupancy; visually inspect the roof and gutters from the ground, and visually inspect the yard/landscaping.
  • Interior Inspection: Inspect for signs of theft, vandalism, damage, or other disturbance; check that all windows and entryways are secure; check that security system is set and working properly; note any unusual odors; visually inspect walls, ceilings, windows, tubs, and showers for evidence of water damage, leakage, mold or mildew; check that thermostat is set at correct temperature; check that freezers and refrigerators are working; visually check heating/cooling system and hot water heater. Interior inspection requires that you provide us with keys and necessary passwords in advance.
Opening Services
  • Turn on all water mains, plug in all electrical items, start ice maker, adjust A/C, turn on water heater, open blinds and/or hurricane shutters, operate toilets, move outdoor furniture outdoors and other specific services upon request
Closing Services
  • Set HVAC system, unplug electrical items, turn off water at house, turn off water heater, shut off valves to toilets, unplug washer and dryer, bring in trash cans, check doors and windows, bring in outdoor furniture, and other specific services upon request
Pre-Storm Check Services
  • Pre-Storm Inspection: we will check on your home pre-storm. If any outdoor furniture, grills, etc., need to be moved inside, close preinstalled shutter systems (roll down or accordion systems only) or if you need us to perform any special duties, these services are billed at an hourly rate of $95/hr.
Post Storm Check Services
  • Post-storm Inspection, we will inspect your property, look for visible signs of damage, take photos (if necessary), and send you a report. If any outdoor furniture, grills, etc., need to be moved back outside, open preinstalled shutter systems (roll down or accordion systems only) or if you need us to perform any special duties, these services are billed at an hourly rate of $95/hr.
